CONSUMER ALERT!!!!!!!!
Many homeowners in Santa Rosa County
may have received solicitation from Florida Aerial Imaging Service. The solicitation states the following:
- The property owner’s ownership rights may be in
jeopardy if they do not maintain clear and distinct boundary lines with
your neighbors.
- The legal description recorded for your property
specifies the general location but is not a survey and does not depict
boundary lines.
- They recommend all property owners possess an aerial
image in a safe place.
- If you do not possess an aerial image you should
obtain one immediately.
- If you do not have an aerial image, you may have to
compensate your neighbor or lose your property.
- We understand the image will cost the property owner
$75.
This company’s address is The UPS
Store in Tallahassee, Florida. The address on the solicitation is a post box
in this UPS Store.
You may obtain your own copy of
your aerial image on our website at srcpa.org for free. If you need larger color images we can
provide those for you at a nominal charge.
The images come directly from the State of Florida or your county Property
Appraiser under public records law. To
our knowledge, Santa Rosa County Property Appraiser has not provided images to
this company under the public records law.
This company can get these images for free and you can make a copy from
our website for free.
An aerial image does not
accurately display the property lines, for that you need a survey from a
licensed Florida Surveyor. As in their
description under the displayed aerial image, you can only use the aerial for
approximations. Most counties do not fly
their aerials every year, so the “updated once a year” is not exactly correct. We constantly update the legal descriptions
and submit those to the Department of Revenue once a year. Our website is updated monthly.
Therefore, you do not need to spend $75
for an aerial image that you can get from your Santa Rosa County
Property Appraiser’s website for free!
If you should need an aerial image we keep these images on file for an
extended period of time and we still have aerials from the late 1960’s.
